PHASE II ENVIRONMENTAL SITE ASSESSMENT

Purpose

A Phase II Environmental Site Assessment (ESA) is typically undertaken to address recognized environmental conditions identified in a Phase I ESA in order to more clearly evaluate the environmental liability associated with a property.

The objectives of a Phase II ESA are to evaluate and describe site conditions, and to aid a property owner or stakeholder in assessing actual versus perceived risk associated with past or ongoing environmental issues. Our approach to the Phase II investigation process takes into account the possible need for remediation or additional action for a particular site before the investigation has begun. When needed, we will simultaneously assess and remediate, thereby avoiding the typical long term drawn-out approach to assessment and remediation, saving our clients valuable time and money in the process.
